01Recommended Neighbourhoods
Neighbourhoods we recommend
Coimbatore's homes fall into three broad zones.
The established, leafy premium belt is in the centre-west (R.S. Puram, Race Course, Saibaba Colony). The IT-corridor rental hotspots are Saravanampatti and Kalapatti in the north and Peelamedu in the south. The greener, family-friendly western and northern suburbs are around Vadavalli and Thudiyalur. The most important question is which of the city's two IT clusters your office is in. They are 7-8 km apart, and living on the wrong side adds a daily cross-town commute.

What rent costs in 2026
Coimbatore is one of the best-value places to rent among India's larger cities, and a relief after Bengaluru or Chennai.
A modern gated 3BHK that costs ₹80k to 1.5L in Bengaluru is roughly ₹25,000 to 40,000 here. A comfortable 2BHK in a good area is ₹15,000 to 25,000. The premium central belt (R.S. Puram, Race Course, Saibaba Colony) has the highest rents and prices per square foot. The IT corridors (Saravanampatti, Peelamedu) have the newest gated buildings, and the western suburbs give you the most space for your money.
| Area | 2BHK / Month | 3BHK / Month | What You Get |
|---|---|---|---|
| R.S. Puram | ₹18k to 30k | ₹35k to 60k | Premium central, top retail and schools, leafy, walkable in parts |
| Race Course | ₹20k to 32k | ₹40k to 70k | Central premium, joggers'-track address, the city's highest values |
| Saibaba Colony | ₹16k to 28k | ₹30k to 50k | Settled upscale residential, North Junction proximity, calm |
| Peelamedu / Avinashi Rd | ₹14k to 24k | ₹25k to 45k | South IT cluster, hospitals, airport-close, busy and central |
| Saravanampatti / Kalapatti | ₹13k to 22k | ₹22k to 40k | North IT cluster, newest gated stock, best modern-apartment value |
| Vadavalli | ₹13k to 20k | ₹22k to 38k | Greener west, more space, Ghats views, strong school cluster |
| Vilankurichi | ₹13k to 22k | ₹24k to 40k | Between the two IT clusters, newer apartments, airport-close |
| Ramanathapuram | ₹12k to 20k | ₹20k to 35k | Central-south, improving connectivity via the Sungam-Ramanathapuram flyover |

What a month costs
Pick a home and tick what you will pay for. Every figure is from this guide, as written.
2-3BHK Gated
₹25k to 58k a month
- Rent, 2-3BHK Gated₹15k to 40k
- Monthly Groceries (family)₹10k to 18k
One off, before you move in: the deposit, six months' rent, ₹90k to 2.4L at this rent.
Indicative figures from this guide. Your IKAN consultant confirms rents and fees before you act on them.
- Security Deposit: Expect a deposit of around six (6) months' rent, although the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 sets a lower statutory cap, in practice most Coimbatore owners ask for roughly six months. Get the figure in writing; it is refundable within one month of vacating
- Lease: The standard is an 11-month rental agreement, deliberately kept under 12 months to avoid compulsory Sub-Registrar registration; renewable with 5-10% escalation (5% the common case)
- Rent Authority registration: The same 2017 Act asks every tenancy, whatever its length, to be filed with the TN Rent Authority online at tenancy.tn.gov.in within 90 days. This is a low, nominal-fee intimation, not a stamp-duty registration, and IKAN can file it for you. It is separate from registering a lease deed at the Sub-Registrar, where stamp duty and registration charges run to roughly 8% of the lease value, and it is that Sub-Registrar cost, not the online filing, that leads most owners to cap agreements at 11 months, keeping the traditional 11-month lease the local norm
- Furnishing: Semi-furnished (built-in cupboards, modular kitchen) is the standard offering; fully furnished is rare and comes at a premium
- Documentation: Aadhaar and PAN, plus passport-size photos, your employer/offer letter (or a company letter) and proof of your previous address; some owners also ask for tenant police verification or landlord KYC. IKAN helps negotiate and prepare your agreement
- Brokerage: Typically one month's rent
- Tenant TDS (rent above ₹50,000/month): An individual or HUF tenant not subject to tax audit who pays rent over ₹50,000 a month must deduct TDS under Section 194-IB at 2% (cut from 5% with effect from 1 October 2024), deducted once a year, in the last month of the tenancy or financial year, and deposited using Form 26QC; several larger 3BHKs in Race Course and R.S. Puram cross this threshold
- Water: Many apartments rely on borewell + tanker alongside the CCMC piped (Siruvani/Pilloor) supply, confirm the water source and reliability before signing
- Saravanampatti IT corridor: The city's hottest pocket, roughly 16% year-on-year capital appreciation in 2025, led by IT demand and new gated supply
- Avinashi Road flyover effect: The new G.D. Naidu elevated corridor (opened October 2025) is lifting demand along Peelamedu and toward the airport
- Premium-belt scarcity: R.S. Puram, Race Course and Saibaba Colony see little new supply, values and rents hold firm
- New gated launches: Sobha, Casagrand, Ramaniyam and strong local developers are active across Saravanampatti, Vilankurichi and Vadavalli
- Rental yields: Among the healthier in South India at ~3.5-4% gross, stronger than Bengaluru or Chennai, as rents have firmed faster than capital values in the IT belt
- Best value segment: Vadavalli, Thudiyalur and Kovaipudur offer the most house-for-money, newer 2-3 BHK gated stock at a clear discount to the central premium belt, with the schools cluster on the doorstep
- Ready vs under-construction: Ready-to-move inventory commands a premium and moves fast; under-construction units are 8-12% cheaper, but check the builder with RERA, the state's property regulator (tnrera.in), before committing
- Corporate & NRI demand: Long 2-3 year corporate leases and Kongu-diaspora / Gulf-returnee buyers keep premium-apartment and villa-plot demand firm in Vilankurichi, Kalapatti and along the airport corridor
